Here's How it Works

An agent from SOUTHERN CAPITAL REALTY will need to show you the listings and present all contracts on your behalf to receive the Buyers Cash Rebate. Buyer will need to have a signed Buyer's Representation Agreement with us for our Rebate to apply. Buyer must notify lender about the Rebate. SOUTHERN CAPITAL REALTY will pay the Buyer the Cash Rebate at closing after the property has funded and commissions have been received.

Important Facts

If the listing agent or an agent from another brokerage company shows you the property first then we may not be able to offer you a rebate for that particular property so please call us first before you look at any homes. If you've already signed a Buyer's Representation agreement with another Realtor/Brokerage we will not be able to offer you our Buyer Rebate.

When looking at new construction homes, be sure to tell the builder that you have a Realtor before you register. Some builders will require your Realtor to be present when you register and/or view their homes. Some are more lenient. So be sure to ask what their policies are regarding working with a Realtor. Very important: if you register at a new home builder without advising them that you have a Realtor, they will not pay the Realtor commission and you will lose out on your rebate!

A common myth among buyers purchasing new construction homes is that the price for the home will be less without a Realtor. This is not true! Builders receive a large amount of business from Realtors; therefore, they would not risk losing a large percentage of their sales by playing pricing games. However, they are very strict regarding representation and the disclosure of such up front.

Frequently Asked Questions

  1. Is it legal to give rebates? Some agents may tell you it's illegal to receive a rebate. They are wrong. Giving rebates is legal and good for consumers. It would be illegal not to be able to give a rebate. That's called price fixing.
  2. How can you afford to give rebates? Our whole concept is based on providing quality customer service while providing a savings to our clients. It is because of our high level of service and the referrals that we receive that enables us to continue to grow.
  3. Why don't other Realtors give rebates? Most Realtors cannot afford to give rebates, for a number of reasons. Many Realtors have to share their commissions with their Broker to cover office expenses and overhead. So, instead of being able to offer a rebate, they must pay part of their commission towards office expenses. Other Realtors simply don't like the idea of rebates because it threatens the traditional Realtors' business practices.
  4. Will you provide me with the same level of service as a traditional Realtor? Most definitely! We offer Full Service with $avings along with exceptional service to our clients.   5. Doesn't it cost more to buy a home if you use a Realtor? Absolutely not! You pay the same price whether you purchase a home with or without a Realtor. The Seller or Builder sets the price for the home and offers a commission to the Realtor who represents you. If you purchase the home without a Realtor, you will still pay the same sales price. However, you are not eligible to receive the commission. By law, the seller can only pay a commission to a licensed Realtor/Broker. And, a Realtor can actually help you save money when you buy a home because he/she can do a market analysis to determine the best price to offer on a home, which is often less than the advertised selling price. They can also save you money using their knowledge about the buying process and negotiations. So, it's worth it to have a Realtor on your side when you purchase a home! And if you choose us to represent you, you get a Cash Rebate!
  6. Why don't I have to pay commissions as a buyer? The Seller always pays the commission. A Buyer is never charged for real estate services by the Realtor unless specified in the Buyer's Representation Agreement and the Seller is not willing to pay the commission. Normally, the Seller has already agreed to pay a sales commission, which is an amount or percentage that is split between the listing agent and the buyer's agent. If there are any exclusions regarding commissions, we will always keep you informed.
